Fire Codes:


Effective June 20, 2023 the District has adopted and requires all new construction to meet the 2021 edition of the International Building Code and the 2021 edition of the International Fire Code. See Ordinance number 2032-004 for the specific language of adoption.

Copies of these codes are available at Pingree Grove Station 1.

Prior to the issuance of a building permit by Kane County, the architect, designer or builder is required by Kane County to:

  1. Submit building and site plans for review by this District,
  2. Satisfy the requirements of the building and fire codes, and
  3. Receive a letter of acceptance from this District.

This should happen no less than 30 days prior to the anticipated date of building permit application. Submission to this District for a building permit review requires a fee to be paid to the Pingree Grove & Countryside Fire Protection District. This fee is $100 minimum, with a $50 per hour fee when the review requires more than 2 hours. Reviews will not be done until fee is received. Once construction has begun, inspections of the building site may occur at any time to verify compliance with the codes.

Some important points:

  • All electrical installations in buildings must conform to the 2002 edition of the National Electric Code, NFPA 70.
  • All buildings that require a fire alarm system must have it designed and installed in accordance with the 2019 or later edition of the National Fire Alarm Code, NFPA 72.
  • All fire sprinkler systems must be designed and installed in accordance with the 2019 or later edition of NFPA 13, Standard for the Installation of Sprinkler Systems, except for certain residential structures which may have a residential type sprinkler system.
  • New single-family residences with an occupied area greater than 10,000 sq. ft. or more than 2 stories above grade are required to have an automatic sprinkler system installed throughout.
  • New Townhouse structures are required to have an automatic sprinkler system installed throughout.
  • Fire alarm systems are required in most new assembly, educational, business, factory, storage, multi-family residential, large agriculture and, apartment buildings.
  • See the specific code for requirements.
  • Smoke detectors must be installed in all residential structures at the time of sale.
  • This includes new and existing structures.
  • Smoke detectors are required to be tested on a regular basis for operation and power supply.
  • Fire protection systems including fire detection and alarm, fire sprinkler, smoke control, and kitchen hood and duct protection are required to be inspected and tested prior to occupancy.
  • Notice of 72 hours is required for scheduling.
  • Other appropriate NFPA codes should be used for guidance.
  • An occupancy permit from Kane County requires documentation of acceptance by this District prior to issuance.
